8 items included in your appraisal report

As you receive your property appraisal, here are eight things you can expect to see in your report.

  1. Home Estimate: A credible, unbiased estimate of the value of the home.

  2. Client Details: Details about the client and intended users.

  3. Purpose: Purpose of the assignment and use of the report.

  4. Value Information: Type and definition of the value reported.

  5. Effective Date: The effective date of the appraiser's opinions and conclusions.

  6. Property Characteristics: Relevant property characteristics (location, physical attributes, zoning, legal and economic attributes, personal property/intangible items/trade fixtures, real property interest valued)

  7. Property Specifications: Known easements, restrictions, encumbrances, leases, reservations, covenants, contracts, declarations, special assessments, ordinances, etc.

  8. Scope: Scope of work used to complete the assignment.

Appraisal reports hold great pieces of information that are helpful when selling properties. Learning from your appraisal report can be both beneficial and practical.
